Chapter 11.12 : R-4 Residential-Apartment District

11.12.090 Permitted Conditional Uses.

11.12.010 Intent. The intent of this district is to provide for the development of medium density apartments. The district should provide a variety of housing types to serve the varied housing needs of area residents.

11.12.020 Permitted Uses.

1). Apartments
2). Accessory uses.
3). Churches
4). Conditional uses provided in Section 11.11.090 of this Ordinance and subject to the provisions as prescribed.
5). Efficiency Units
6). Family Day Care Home.
7). Newly Constructed One-family dwellings.
8). Multi-family dwellings
9). Open Space.
10). Rooming and boarding houses (maximum of five rooming units plus family quarters.
11). Temporary buildings for and during construction only.
12). Private and Public Child Care Facilities
13). Private and Public Day Care Homes
14). Assisted Living Facilities (Ord. 97-8)

11.12.030 Lot Area and Width.

1). Minimum lot area for single family dwellings shall not be less than 5,000 square feet with a lot width of at least 50 feet.

2). Minimum lot area for other buildings shall be not less than 5,000 square feet plus 1,000 square feet for each additional unit over one with a minimum lot width of 50 feet.

11.12.040 Lot Coverage and Floor Area. Not more than 40 percent of the lot area shall be occupied by the principal and accessory buildings. Each dwelling unit shall have a minimum of 550 square feet of floor area.

11.12.050 Yards. Every lot shall have the following minimum yards:

Front Yard 25 feet
Rear Yard, principal structure 20 feet
Rear Yard, accessory uses 10 feet
Side Yards 8 feet each side.

11.12.060 Building Height. Maximum building height in this district shall be 32 feet.

11.12.070 Off-Street Parking. Off-street parking shall be provided in accordance with the requirements of Chapter 11.24 of this code.

11.12.080 Off-Street Loading. Off-street loading shall be provided in accordance with the requirements of Chapter 11.25 of this code.

11.12.090 Permitted Conditional Uses. The following uses may be permitted as conditional uses in the R-4 Residential- Apartment District:

3). Country Clubs
4). Golf Courses
5). Home Occupations
6). Hospitals
7). Libraries
8). Manufactured Home Park
9). Medical Offices
10). Nursing Homes
11). Professional Offices
12). Public and Private Schools, Elementary
13). Public and Private Schools, Junior High
14). Public and Private Schools, High
15). Public and Private Parks
16). Public and Private Playgrounds
17). Public and Private Universities and Colleges
18). Relocated Single Family Dwellings
