Chapter 11.13 : B-1 Neighborhood Business District

11.13.090 Permitted Conditional Uses.

11.13.010 Intent. The intent of this district is to provide for small retail and service activities frequently required by neighborhood residents on a day to day basis, while still maintaining a residential character.

Activities shall be limited to those which are:

1). Completely enclosed within a building.

2). Not larger than 5,000 square feet in gross floor area.

11.13.020 Permitted Uses.

1). Accessory uses.
2). Clinics
3). Conditional uses provided in Section 11.13.090 of this Ordinance and subject to the conditions and requirements prescribed.
4). Dry Cleaning and laundry establishments (processing not to be done on premises).
5). Food stores, such as grocery stores, bakeries, etc.
6). Hospitals
7). Nursing Homes
8). Open Space
9). Professional Offices
10). Public Buildings and uses
11). Self-service, automobile laundries
12). Signs (only one facade sign per business, plus one directory sign per district)
13). Temporary buildings for and during construction
14). Variety Stores

11.13.030 Lot Area and Width. Lot area for this district shall be adequate to provide for required yards and off-street parking, but in no case less than 5,000 square feet and 50 feet in width.

11.13.040 Lot Coverage. The entire lot, exclusive of required yards and parking, may be occupied by the principal and accessory buildings.

11.13.050 Yards. Every lot shall have the following minimum yards:

Front Yard 25 feet
Rear Yard 20 feet
Side Yards 8 feet each side.

11.13.060 Building Height. Maximum building height in this district shall be 32 feet except when adjacent to an RS, RS-M, R-1, R-2, R-2-M District wherein the height shall not exceed 24 feet.

11.13.070 Off-Street Parking. Off-street parking shall be provided in accordance with the requirements of Chapter 11.24 of this code.

11.13.080 Off-Street Loading. Off-street loading shall be provided in accordance with the requirements of Chapter 11.25 of this code.

11.13.090 Permitted Conditional Uses. The following uses may be permitted as conditional uses in the B-1 Neighborhood Business District:

1). Retail uses in addition to those permitted uses listed, but limited to those serving the customer directly.

2). Gasoline Service Stations.
