11.33.090 Permitted Conditional Uses
The intent of the Business Park-10 District is to provide for high quality settings and for facilities for the development of a wide range of compatible service facilities for the Business Park as well as the residential community. These areas should be developed so as to recognize the impact on surrounding or adjacent development and contribute to the overall image of the community. Compatibility with adjacent land uses and zoning is required.
11.33.020 PERMITTED USES
Administrative and research facilities
Laboratories, research and diagnostic
Professional and business offices
Self-service automobile laundries
Plumbing, electrical, construction, shop/office
Public buildings and offices
Temporary buildings, for and during construction only
Essential services (sewage lift stations, water, pumping stations, etc.)
11.33.030 LOT AREA AND WIDTH
Lot area for any use in this district shall not be less than ten thousand square feet (10,000). No lot width shall be less than Seventy-five feet.
11.33.040 LOT COVERAGE AND FLOOR AREA
Not more than eighty-five percent of the total lot area shall be occupied by impervious surfaces. The remaining fifteen percent shall be landscaped to assure compatibility with adjacent properties and uses.
Every lot in this district shall have the following minimum yards:
Front Yard 35 Feet
Rear Yard 20 Feet
Side Yard 10 Feet
11.33.060 BUILDING HEIGHT
The maximum building in this district shall be 28 feet on structures with
flat roofs or roof pitch of 3/12 or less. The maximum building height shall
be 38 feet for structures with roof pitch greater than 3/12.
11.33.070 OFF-STREET PARKING
Off-street parking for nonresidential uses shall be provided as specified in Chapter 11.24 of this code.
11.33.080 OFF-STREET LOADING
One off-Street Loading berth, as specified in Chapter 11.25 of this code,
shall be required for each nonresidential building over 10,000 square feet of
11.33.090 PERMITTED CONDITIONAL USES
Banks and financial institutions
Day care centers
Health and exercise establishments
Any use approved as part of a planned unit development subject to the provisions of Chapter 11.31 of this code.
Town house and Condominiumization of permitted uses (limited to one zero lot line on side setback of adjoining lots)
